5 Tips For a Successful Home Sale This Summer

The summer months are typically the height of the real estate market for the year.  And even though along Colorado’s Front Range is a seller’s market there will still be competition during the summer months.  If you are thinking about putting your home on the market this summer here are 5 tips that will ensure that your home stands out amongst the rest.

 

1) Focus on Curb Appeal - Keeping the lawn maintained, pruning bushes, weeding flower beds, and adding fresh flowers and plants will go a long way to boost how many more buyers view your property and want to go inside. A well maintained exterior leads to a well maintained interior in a buyer’s mind.

 

2) Have Flexible Showing Hours - It’s not unusual in this market to have requests for multiple showings. Once a property hits the market buyers want to see it quickly.  Being able to be flexible and allow for any and all showings definitely helps get those offers in quickly. 

Pro Tip - Take a little trip during the first week your home goes on the market.  Get your home showing ready and get out of town -  take your summer camping trip, go visit family.  This will leave your home open for the most viewing opportunities the first week/weekend with the least amount of inconvenience to you or potential buyers.

 

3) Think Clean - Get detailed in your cleaning when preparing to list your home. Buyers notice dust, dirt, and smells.  A clean home is a sign of a well maintained home to buyers.  You may want to hire a professional cleaning service before you list as well as cleaning carpets.  

Pro Tip - It is true that you become nose blind to smells in your home, even when spick and span a buyer could pick up on a scent that could be unpleasant to them.  Use a plug-in air freshener with a very light and neutral scent on each floor of your home to keep it fresh for showings.

 

4) Keep it Cool - Buyers don’t want to walk into a stuffy house, so be sure to keep air circulating by keeping the AC on or running the ceiling fans.

 

5) Price it Right! - While we are still in a seller’s market, overpricing will cause your home to sit on the market with very few showings.  Price your home right from the start and you may have the opposite reaction - multiple showings in a short period with multiple offers and bidding wars that have the potential to drive the sale price up on your home.
