How to Make Your Home Stand Out in a Shifting Market

The Colorado Springs housing market has seen a bit of a shift this summer as interest rates have gone up, the buyer pool has thinned out.  With buyers facing less competition and higher home inventory they can take their time making decisions and as home sellers are facing more competition. How can you make your home stand out and catch buyers’ attention?

Price

  • Pricing just below your competition doesn’t mean your house is lesser, you are just being pragmatic.  Starting too high and having to make numerous price reductions will leave your home more stigmatized than coming in with a competitive price to begin with.  By pricing competitively you may also be opening the door to buyer competition and maybe multiple offers.

Know the Product You are Selling

  • Having the home inspected by a reputable Home Inspector prior to listing your home is a good starting point to the home selling process.  Knowing ahead of time what may come up during the buyer’s home inspection and being able to resolve any issue ahead of time will definitely help the under contract period go more smoothly and have less hiccup on the way to the closing table.

Offer added Bonuses

  • Adding on a home warranty that will transfer to the new homeowner is a great added bonus to buyers - not having to worry about appliances or household systems for the first year is definitely an attractive bonus to buyers.

  • Seller Concessions to Buyers - Sellers offer buyers essentially “cash back” on the purchase of the home to be used to pay towards closing costs, down payment, or buying down interest rate points from the buyer’s lender.

Make it “Move in Ready”

  • More and more buyers are wanting homes that don’t require too many new updates or fixes.  The more you can do to make your home look more “move in ready” the better.  And you don’t have to spend a lot of money to get a great impact on buyers - here are a few simple and cost effective ways to make your home more attractive to buyers.
    • Fresh paint  - agreeable gray works great.
    • Change outdated light fixtures, cabinet knobs, door handles, and faucets.
    • Carpet cleaning.
    • Clean, clean, clean, clean, and clean!

Hire a REALTOR® with a Plan

.

  • Make sure your whomever you hire provides you with a clear plan to advertise, market, and list your home.  They provide professional real estate photography to make your home look amazing. They offer pro tips on how to stage the home for showings and photos. As well as advising you on the best price for the property for the current market conditions.
  • Homes are not selling themselves in a shifting market; having a true professional on your side to gain the most exposure for your property is the key to a successful and smooth home sale.
