    The summer months are typically the height of the real estate market for the year.  And even though along Colorado’s Front Range is a seller’s market there will still be competition during the summer months.  If you are thinking about putting your home on the market this summer here are 5 tips that will ensure that your home stands out amongst the rest.   1) Focus on Curb Appeal - Keeping the lawn maintained, pruning bushes, weeding flower beds, and adding fresh flowers and plants will go a long way to boost how many more buyers view your property and want to go inside. A well maintained exterior leads to a well maintained interior in a buyer’s mind.   2) Have Flexible Showing Hours - It’s not unusual in this market to have requests for multiple showings. Once a property hits the market buyers want to see it quickly.  Being able to be flexible and allow for any and all showings definitely helps get those offers in quickly.  Pro Tip - Take a little trip during the first week your home goes on the market.  Get your home showing ready and get out of town -  take your summer camping trip, go visit family.  This will leave your home open for the most viewing opportunities the first week/weekend with the least amount of inconvenience to you or potential buyers.   3) Think Clean - Get detailed in your cleaning when preparing to list your home.     Gas prices are on the rise and those of us driving have noticed the significant dent in our wallets.  But we’ve got to keep moving and driving and getting where we need to go whether or not fuel prices increase.  So here are some tips to help keep your gas budget in check.   1) Discount memberships  Warehouse stores such as Sam’s Club and Costco offer significant discounts on gas prices, typically 20-30 cents cheaper than the average gas station.  They additionally have extra discounts on if you upgrade your membership or have a credit card through them. 2) Grocery Store Fuel Points Many grocery stores have free membership programs that allow you to earn points on your purchases for discounts on gas. Typically for every $100 spent on groceries you can earn 10 cents off per gallon. Depending on your grocery bill that can be some significant savings. 3) Gas Apps There are a handful of free apps available that can help out with finding the cheapest gas near you and offer discount rewards as well.  Check your app store and find the right one (or two, or all) that fits your needs. 4) Vehicle Maintenance Performing routine maintenance on your car or truck will keep it working as efficiently as possible and keep your gas mileage from going down. Keeping your tires filled to the correct air levels and rotating them on time will also add to your fuel efficiency. 5) Drive Sensibly  Driving the speed limit and accelerating slowly will maximize your vehicle's fuel efficiency. Combine lots of short trips into one planned out route to shorten the miles you drive. Travel light. The heavier your vehicle is the less fuel efficient it will be, so remove any unnecessary items that you may be lugging around. Avoid excessive idling.  Leaving your car running uses more fuel than restarting it. 6) Ride-Share We used to call it Carpooling but the concept and results are still the same, more people sharing the fuel cost to lessen the financial burden of filling your tank. 7) Bike or Bus If you live in a city or community that has great public transportation utilize it to your advantage.  The cost of the bus is typically less than the current cost of a gallon of gas. Human powered transportation is a great alternative to filling up your tank especially for short trips within your neighborhood. 8) Move Closer to Where You Work Shortening your commute to work, school, or your daily activities will definitely save you dollars in fuel costs.  Moving closer to the thing that you do will not only save money but also save you time in your daily commute.  Plus living closer to work may allow you to bike or use public transportation instead of driving to save you more. The sticker shock of current gas prices may have your jaw dropping, but being proactive in your approach to saving on fuel and maximizing your car’s efficiency will hopefully curb your gas price anxiety.   Woodland Park Colorado sits at 8465ft in elevation and is known as the “City Above the Clouds” because of it.  This beautiful mountain town sits just 18 miles, about a 30 minute drive, west of Colorado Springs.     The town of Woodland Park is surrounded by the Pike National Forest and offers a host of year round outdoor activities.  Hiking, biking, fishing, snowshoeing, Off-roading, snowmobiling are all right there, and some of the best skiing in Colorado is only an hour and half away.     The Colorado Springs housing market in 2021 was hot to say the least.  Colorado Springs boasted the nation’s most popular zip code in single-family home sales in 2021, 80916, and Colorado Springs home values were up almost 20% from 2020. Over the course of the year the median sold price for a single-family home in the Colorado Springs area, according to the Pikes Peak Multiple Listing Service, went from $390,000 in January up to $450,000 in December.  The current state of the Colorado Springs housing market is fueled by high demand and lack of inventory, creating a seller’s market.   In 2022 this trend will continue as long as interest rates remain low.  Many predict interest rates will go up towards the end of 2022, and home prices will continue to steadily increase. The combination of those two factors could put home shopping on hiatus for many potential buyers.   If you are looking to buy a home in 2022 in the Colorado Springs Area the sooner the better.  In 2021 April, May, and June were the most high demand months in Colorado Springs for homes, so planning to buy earlier in 2022 before the seasonal demand picks up may be a good course of action for home buyers.   As long as Colorado Springs remains a great place to live, with good job opportunities, with an adjacent larger metropolitan area that is out pricing home buyers (Denver), the area's housing market will continue to grow.   Along Colorado’s Front Range expect Pueblo to be an emerging market in 2022 with a median home price far below Colorado Springs and with high demand for affordable housing along the Front Range the Pueblo area may hold lots of potential especially for first time home buyers.
