    What does it mean, months of housing inventory? And why is it important information?   Let us tell you about what this means for the average home buyer…   Simply put, if no more homes were to be listed and the existing housing inventory (homes currently for sale) was all that was available, it is how long would it take to sell out of the available homes for sale.     Currently in the Colorado Springs area it is 1.3 months.   And the formula looks like this - Current active listings ⨸ sold listings for the last 30 days   Current active residential properties for sale in El Paso County Colorado - 1932 Homes sold in the last 30 days - 1473   1932 ⨸ 1473 = 1.3   This time last year the Colorado Springs area had about 0.5 months of inventory, lots of buyers and low inventory pushed the housing market heavily in favor of the sellers. A stable market will have about 5 to 6 months of inventory, so what we are seeing in the Colorado Springs area housing market now is a slight shift from a market that was heavily saturated with buyers to a market that is seeing the buyer pool thin out slightly as more homes are coming up for sale.     Even though the shift is slight this does add leverage in the favor of buyers as we are seeing  price drops on 40% of actively listed homes and sellers offering concessions to buyers as incentives.   This information is important because it is an indicator to real estate professionals whether it is a “Buyer’s Market” or a “Seller’s Market”.  And even though the numbers this year are higher than the last (by the way the Colorado Springs housing market from 2020 - April of this year saw unprecedented demand) the numbers indicate that the Colorado Springs area is still a seller’s market.     Many sellers and agents, based on the home buying activity over the last couple of years, are expecting quick sales and multiple offers, but the numbers are saying that’s not where buyers are at in the current market.  With less competition, home buyers are feeling less stressed to make a quick (sometimes panicked) decision and are now able to take the time to see more properties and have a little more negotiating power when making an offer.   Colorado Springs Real Estate - EXIT Realty Mountain View, Brandy Brown Employing Broker/Owner - We help home buyers and sellers along Colorado’s Front Range including Colorado Springs, Pueblo West, Woodland Park, Fountain, and Peyton. Your local REALTORⓇ will advise you of what is appropriate for the market and neighborhood by researching the recently sold properties and doing a Comparative Market Analysis (CMA) on the subject property.  But it is still up to you the seller to choose the final listing price on your home.   Here are the top 5 mistakes sellers make when choosing a price for their home.   1) Not choosing the right price when the property is first listed.         Gas prices are on the rise and those of us driving have noticed the significant dent in our wallets.  But we’ve got to keep moving and driving and getting where we need to go whether or not fuel prices increase.  So here are some tips to help keep your gas budget in check.   1) Discount memberships  Warehouse stores such as Sam’s Club and Costco offer significant discounts on gas prices, typically 20-30 cents cheaper than the average gas station.  They additionally have extra discounts on if you upgrade your membership or have a credit card through them. 2) Grocery Store Fuel Points Many grocery stores have free membership programs that allow you to earn points on your purchases for discounts on gas. Typically for every $100 spent on groceries you can earn 10 cents off per gallon. Depending on your grocery bill that can be some significant savings. 3) Gas Apps There are a handful of free apps available that can help out with finding the cheapest gas near you and offer discount rewards as well.  Check your app store and find the right one (or two, or all) that fits your needs. 4) Vehicle Maintenance Performing routine maintenance on your car or truck will keep it working as efficiently as possible and keep your gas mileage from going down. Keeping your tires filled to the correct air levels and rotating them on time will also add to your fuel efficiency. 5) Drive Sensibly  Driving the speed limit and accelerating slowly will maximize your vehicle's fuel efficiency. Combine lots of short trips into one planned out route to shorten the miles you drive. Travel light. The heavier your vehicle is the less fuel efficient it will be, so remove any unnecessary items that you may be lugging around. Avoid excessive idling.  Leaving your car running uses more fuel than restarting it. 6) Ride-Share We used to call it Carpooling but the concept and results are still the same, more people sharing the fuel cost to lessen the financial burden of filling your tank. 7) Bike or Bus If you live in a city or community that has great public transportation utilize it to your advantage.  The cost of the bus is typically less than the current cost of a gallon of gas. Human powered transportation is a great alternative to filling up your tank especially for short trips within your neighborhood. 8) Move Closer to Where You Work Shortening your commute to work, school, or your daily activities will definitely save you dollars in fuel costs.  Moving closer to the thing that you do will not only save money but also save you time in your daily commute.  Plus living closer to work may allow you to bike or use public transportation instead of driving to save you more. The sticker shock of current gas prices may have your jaw dropping, but being proactive in your approach to saving on fuel and maximizing your car’s efficiency will hopefully curb your gas price anxiety.       Woodland Park Colorado sits at 8465ft in elevation and is known as the “City Above the Clouds” because of it.  This beautiful mountain town sits just 18 miles, about a 30 minute drive, west of Colorado Springs.     The town of Woodland Park is surrounded by the Pike National Forest and offers a host of year round outdoor activities.  Hiking, biking, fishing, snowshoeing, Off-roading, snowmobiling are all right there, and some of the best skiing in Colorado is only an hour and half away.       Now that the winter is close to winding down, if you were thinking about selling your home you may be thinking about just waiting until the springtime for the best opportunity, but currently the Colorado Springs Real Estate Market has buyers chomping at the bit for quality real estate no matter the season.  The Colorado Springs Area Real Estate Market has not slowed down throughout the winter season and will likely continue to see properties in high demand until the coming of spring in late March.  Low winter inventory can give you home prime exposure on the market and may increase demand for your property.   So listing your home in winter, especially with the current housing market conditions, will get you more buyers looking and less competition.  Follow these tips for preparing your home to sell in the winter and the process can be less stressful and give your property a marketing edge.   Staging - Make it Cozy You want to create a warm and inviting environment for potential buyers to walk into, so begin by turning up the thermostat by a couple degrees.  67 may work for your utility bills but for the few days your home will be on the market bump it up to an inviting 72- 74 degrees.    Accent rooms with cozy throws and pillows to keep that warm and inviting feeling moving throughout the home.   Remove and stash away all your winter gear - coats, boots, hats gloves, etc..- from the entryway and/or mud areas. It’s important to give buyers clean and clear spaces to highlight the home.  Also provide an empty coat rack and space in your entryway for buyers to hang their coats and take off their shoes and feel relaxed in the space.   If you have a fireplace, highlight the area - first make sure it is clean, and stage the area with logs, candles, neatly placed fireplace accessories, and create a cozy seating surrounding the fireplace.   Lighting - Brighten and Lighten for the Shorter Days The reality of winter is that it gets dark early and most likely potential home buyers will be shopping in evenings after work when the sun is waning, so make sure your home is filled with light.  Make sure that all light bulbs inside and out are not burnt out, and if any area is looking dim replace lighting with higher wattage bulbs. Consider adding extra lighting with lamps where necessary.    Curb Appeal  Buyers are not expecting lush lawns and pretty flowers when they are buying in winter, but tidy and maintained are always welcoming signs when house hunting in winter. Clear out old, dried up vegetation and generally tidy up the front of the property.   Keep all walkways, paths, and driveways clear of snow and ice before pictures are taken and before showings.  If you have neighbors that are untimely with their snow removal, perhaps take the time to shovel their sidewalks if needed, it looks good and you’re being a good neighbor.   Seasonal Maintenance Along with clearing snow when necessary other winter maintenance should be completed before listing your home such as furnace maintenance and shoring up any drafts that may exist.  Doing a pre-listing home inspection is recommended to make sure any issues can be addressed before a buyer’s home inspection reveals issues.   Flexibility with Showings Limiting the times that buyers can view your home will limit the number of buyers viewing your home.  Be open to flexible showing times to get the most showings for your home, buyers do not like to be limited and may skip over your home if they are unable to view it.  You may be inconvenienced in the short term - and in this market it may be a very short period of time- but it will pay off.   Don’t wait to list your home when the “season is right” .
